Aiken's Eastside continues to grow. 

The Aiken City Council voted unanimously Monday evening to approve the second and final reading of an ordinance allowing a Clayton Homes display lot to be built at 1740 Richland Ave. E. 

The ordinances annexes and zones five acres between the DMV, a liquor store and the AB Beverage plant on the south side of Richland Avenue. The Hubbell Power Systems plant is across the street. 

D&M Partners LLC owns the property according to Aiken County property tax records, The company purchased the property for $650,000 May 26, 2022, the records add. 

CMH Homes Inc. submitted the annexation and zoning request. 

CMH Homes Inc. is a Tennessee corporation registered to Clayton Homes.

Clayton Homes is the largest builder of manufactured homes (trailers) and modular homes in the country. Warren Buffett's Berkshire Hathaway owns the company.

Clayton Homes plans to purchase the 4.99 acres, Kai Burk of Bowman Consulting Group told the Aiken Planning Commission Feb. 16.  

Aiken County zones the whole property Urban Development. If annexed into the city, the property would be zoned General Business.

A concept plan submitted with the application shows a 2,300-square-feet modular office building, a 23-space parking lot and room to display up to 18 homes. 

The concept plan also shows a detention pond located behind near Park Avenue. 

Developers are required to detain all storm water generated on their properties to prevent new development from affecting existing property owners.

Councilwoman Gail Diggs made the motion to approve the ordinance. Councilman Ed Woltz seconded her motion. 

She asked Burk if the company planned to turn the property into a place to store mobile homes. 

He said it did not. The goal is to sell the homes on the lot, he added. 

The display lot is the third in the area in recent months. The other developments are a recently opened gas station, convenience store and liquor store and plans for a hotel and townhome community.
